Who books, and why they keep booking.
The Ribble Valley has an unusually strong concentration of well-regarded restaurants and food producers for a rural area, and Clitheroe is the base most visitors use to reach them.
A major cement plant operates just outside the town, and its maintenance shutdowns and capital projects bring in specialist contractors for defined periods.
Clitheroe sits between Pendle Hill and the Forest of Bowland National Landscape, both of which draw walkers, and the Pendle witch trials give the area a distinct autumn draw.
Clitheroe Castle keep is one of the smallest in England, and the rail line to Manchester makes the town reachable without a car.
Busiest: Late spring to October for the valley and the fells, with a distinct late-October peak around the Pendle witch anniversary.
Quietest: January and February are quietest, carried mainly by industrial demand at the cement works.

Comparing this against a short let honestly means comparing net against net. The figure above is a headline rent, not what a landlord keeps — take off void periods, letting or management fees and maintenance before using it.
