Dawlish Warren's sand spit at the mouth of the Exe is a national nature reserve as well as a beach, which gives the area both a holiday and a wildlife market.
Dawlish sits between the city and the English Riviera with rail access to both, which makes it a practical and cheaper base for touring south Devon.
The black swans on Dawlish Water through the centre of the town are a long-established local emblem and a small but genuine draw.
Busiest: May to September, with the summer school holidays the busiest weeks by a considerable margin.
Quietest: November to February is very quiet, when the resort season closes down entirely.

Comparing this against a short let honestly means comparing net against net. The figure above is a headline rent, not what a landlord keeps — take off void periods, letting or management fees and maintenance before using it.
