Who books, and why they keep booking.

The RSC's two theatres run a year-round programme, and performance nights produce consistent overnight demand that is quite separate from daytime tourism.
Stratford draws visitors from across the world rather than only from the UK, which makes its demand less dependent on domestic holiday patterns than most heritage towns.
The northern Cotswolds and Warwick Castle are both a short drive away, and Stratford is a common base for touring the whole area.
Busiest: April to October, with the summer holidays and the theatre season producing sustained pressure across the whole period.
Quietest: January and February are the quietest months, though the RSC's winter programme keeps a base level of demand that pure heritage towns lack.

Comparing this against a short let honestly means comparing net against net. The figure above is a headline rent, not what a landlord keeps — take off void periods, letting or management fees and maintenance before using it.
