Commit for longer or place more homes and the fee comes down. Alongside it: a one-off setup fee from £570 per property, £15 a month for pricing software, and the running costs of the let itself. Everything is itemised on one monthly statement and you are paid by the 10th of the following month.

What else comes off the payout

The management fee buys the management. The property still has running costs, and we would rather you saw them here than found them on a statement:

  • Cleaning and laundry — arranged and paid by us after every stay, then recharged at cost
  • Linen — supplied through our linen provider and charged at cost
  • Platform commission and card processing — what Airbnb, Booking.com and the payment providers take, passed through at cost
  • Direct-booking commission5% on bookings taken through our own channels instead of a platform. Roughly a third of what a platform charges, which is the point of building direct bookings, but it is not free and we are not going to imply it is
  • Pricing software — £15 a month

Utilities, council tax, the TV licence, broadband and contractor invoices for repairs stay with you and are paid directly, not through us. You will also need buildings and contents cover suitable for short letting, with £1m public liability.

At our typical 20% fee you keep 80% of gross booking revenue — the full rate card runs from 22% to 14%. The example is illustrative — we'll prepare an accurate projection for your specific property before you commit to anything.

In Greater London, letting a property as nightly short-stay accommodation is capped at 90 nights per calendar year without planning permission. We manage this with a blended strategy of short stays plus longer medium-term and corporate bookings — keeping occupancy and income high while staying fully compliant.

None. Once the property is live, we handle guests, cleaning, pricing and maintenance. You simply receive your income and monthly statement.
Under full management, cleaning and consumables are covered within the booking economics, and we coordinate maintenance on your behalf. Larger repairs and works are agreed with you first. Your projection makes all of this clear.
Guests are vetted on every booking, deposits and damage protection are in place, and the property is inspected after each stay. Our systems are built to catch and handle issues early.
For short-stay letting the property should be fully furnished and equipped. If it isn't, we'll guide you on exactly what's needed — and in many cases can help arrange it.
We'll check this with you up front. Where short letting is restricted, medium-term and corporate let options can often still work. We only proceed once the position is clear.
